Job Description

Key Responsibilities:

  • Manage the end-to-end permitting process for new residential builds, major renovations, and estate-scale developments.

  • Coordinate with architects, engineers, consultants, and internal teams to prepare and submit complete permit applications.

  • Liaise with municipal planning, building, zoning, and environmental departments to expedite reviews and resolve issues.

  • Track and manage all permits, variances, inspections, and approvals through each stage of the project lifecycle.

  • Attend public hearings, community board meetings, or city planning sessions as necessary to represent the project.

  • Maintain knowledge of evolving local, state, and federal codes applicable to luxury residential development.

  • Coordinate permit close-out packages, including Certificates of Occupancy and all required sign-offs.

  • Maintain an organized system for monitoring timelines, fees, resubmittals, and agency communication.

  • Proactively identify and address potential permitting delays or code-related obstacles.

Qualifications:

  • Bachelor's degree in Construction Management, Urban Planning, Architecture, or related field preferred.

  • Minimum 5+ years of experience in permitting or entitlement management, preferably with high-end residential or custom home projects.

  • Deep familiarity with zoning ordinances, land use codes, and building regulations in high-end jurisdictions.

  • Proven ability to build relationships with municipal agencies, inspectors, and regulatory bodies.

  • Strong organizational skills, attention to detail, and ability to manage multiple concurrent applications.

  • Excellent communication, documentation, and follow-up skills.

  • Proficiency in permit tracking systems, project management software, and document control platforms.
